Refund Policy

Property Registration Authority Policy on Refunding Application Fees to Customers.

Over the past number of years, the Property Registration Authority has implemented new technology within its Copy Folio/Title Plan process which is designed to automatically process many such applications. This has already resulted in considerably faster turnaround times for such applications and, in many cases, the applications are completed immediately and the certified copy documents issued almost instantaneously to customers. Because of this, it is not now always possible to cancel applications for certified copies at a customer’s request.

Accordingly, we operate a set of criteria where applications for copy documents can be cancelled and for which the Property Registration Authority may refund customers.

  • Documents erroneously ordered in duplicate. If an application is still pending, then on request by email, the duplicate application will be cancelled and the appropriate credit made to the customers account. Where the duplicate copies have issued, these will be dealt with on a case-by-case basis. An explanation of how the duplication occurred should be submitted with the returned document.
  • Other reasons, such as an unforeseen delay in completing the application, may also be valid. These will be dealt with on a case-by-case basis.
  • Technical problems attributable to the operation of the website or associated Property Registration Authority computer equipment. These will be dealt with on a case-by-case basis.
  • All requests for cancellations of applications for certified copies should be sent by e-mail to The reason for the request to cancel must always be stated.

Note that as the name of the registered owner is now verified prior to the customer confirming their request, the submission of an incorrect folio number can no longer be considered a valid explanation for refund.

Paying for applications in landdirect

The fee due for an application can now be paid electronically in with three methods of payment available:

  • Debit/credit card - application fee is deducted immediately.
  • Landdirect account - application fee is deducted immediately and sufficient funds must be in account.
  • Direct Debit - the transaction occurs on receipt of the application for registration. Bank details must be sent to the PRA to avail of direct debit. For information on how to apply see Landdirect Form 4 - Payment for Land Registry Applications by Direct Debit.

Note: In order to avail of this facility you must have the "Fee Approver" role for your preferred payment method(s). The role(s) can be assigned to you by the "SuperUser" for your account.
If a SuperUser has not yet been created for your account you may request for a SuperUser to be created using Landdirect Form 3 - Request for amendments to customer account details.

Customers who have been assigned any or all of the “Fee Approver” roles will see an additional menu item “Pay for Application”.

Make Payment

This is the first item on the “Pay for application” sub-menu and is selected by default. You may pay for a pre-lodged or pending application. Note however that the direct debit payment method is only available when paying for an application where your firm is the actual lodging party for the application.

  1. Enter the application number and select Add.
    Details of the fees outstanding, the current status of the application and the reference will be displayed.
  2. If you wish to change the amount that you are paying double click the amount shown, enter the new amount and select OK
    Note: You should only need to change the amount payable if the application details provided are incorrect or incomplete e.g. application type omitted.
  3. Repeat steps 1 and 2 to enter payment for any additional applications.
  4. Select the payment method.
    Note: The payment methods listed depend on the fee approver roles that have been assigned to you.
  5. Enter a payment reference.
  6. Select Confirm Payment.
    Note: If the payment method is debit/credit card you will be redirected to Realex payments to provide your debit/credit card details.

Cancel Payment

A payment may be cancelled by the customer who made the payment if the application has not yet been lodged i.e. it has a “Pre-lodged” status. The Cancel Payment form will display payments that have been made on the current day by default. However, payments made on other dates can be shown by changing the date range and selecting Refresh.

  1. Enter the relevant date range and select Refresh.
    Details of payments that you have made within the specified date range for applications that currently have a pre-lodged status will display.
  2. Select the check box beside the payments that you wish to cancel.
  3. Select Confirm Cancellation.
    Payments made by Landdirect account or debit/credit card will be refunded to the relevant account. As payments by direct debit are not taken until the application is lodged, the direct debit authorisation will simply be cancelled.

Payment Authorisation Log

The Payment Authorisation Log displays details of payments made and payments cancelled.

  1. Enter the relevant date range and select Refresh.
    Details of payments and refunds/cancellations will display.

How to Open a Account

On receipt of this form an account will be set up and the customer will be notified. All SuperUsers listed on the form will receive an email containing information on logging in to the service.

Further Information on accounts

A account allows online access to a range of the Property Registration Authority’s services, some of which are free and others that require payment of a fee.
There is no initial or annual fee payable to subscribe to the service nor is VAT charged. However, as the account operates on a credit basis only, a minimum pre-payment of €125 is required. There are a number of ways to credit the account thereafter, please see Top up your account.

There is no limit to the number of users on an account but each user must have a separate valid email address to access the service. Users may be added, disabled and deleted at any stage by an account SuperUser. When a new account is created it must be validated by clicking on a link sent to the email address provided. If a user becomes locked out of their account or forgets their password, the password is reset using a link sent to their email. There are a number of different roles that may be allocated to any user -

Note - standard level access is allocated to all users enabling them to view an Activity Log detailing their own fee paying transactions.
Basic Admin level role will also allow the user to view the current balance on the account and receive a notification when the balance falls below €100.
Full Admin role allows access to the Activity Log of all users on the account. This role also allows the user to top-up their landdirect account online.
SuperUser role allows the user to create, disable and delete users on their landdirect account and to assign the appropriate administration rights as outlined above.
At least one user on the account should have the Full Admin role and the SuperUser role.

An additional role can be allocated only to Practising Solicitors acting under Rule 159(1) of the Land Registration Rules 2012 to apply for a copy instrument and have the fee deducted from their account. Please complete and submit the additional Form of Certification (for requesting a Copy Instrument) - available to Practising Solicitors only and your application will be considered.

4. Use of Title Plans:

  • 4.1 Screen images of the Land Registry map may be printed by you for your convenience. Control over the printing of images of folios and maps for reference purposes is determined by the user's printer and no responsibility shall arise in respect of the quality of such printed output. Such printouts from your printer may not be to scale nor dimensionally accurate.
  • 4.2 Title Plans are issued by the Land Registry in hard copy format based on the scales published by OSi (1/5000, 1/2500 and 1/1000). Consequently, some areas that were formerly covered by 1/2500 scale OSi mapping may now only be covered by 1/5000 scale OSi mapping.
  • 4.3 Smaller sites/land parcels (up to 0.202 hectares) may be difficult to mark clearly on paper maps at the 1/5000 scale in particular. If customers with a business account find that the Title Plan at 1/5000 scale map is too small to mark their boundaries on hard copy, they will be able to request an ITM map from the Land Registry at the next largest published scale of 1/2500. Such maps are known as Special Registration Maps (SRMs). Similarly, in areas covered by 1/2500 scale only, customers will be able to request an SRM at 1/1000 scale. However, SRMs, where enlarged from the smaller scale, cannot be expected to give measurements to a greater degree of accuracy than that of the smaller scale. The Land Registry is available to discuss with customers special issues or circumstances relating to scale in the preparation of particular maps for registration purposes.
  • 4.4 SRMs may also be requested for marking boundaries for First Registration applications.
  • 4.5 Only certified office copies of Title Plans or SRMs will be accepted for registration purposes.

5. Using Land Registry Digital Maps and Ordnance Survey Ireland (OSi) Aerial Photography (Orthophotography): provides access to the register through a digital map showing the Land Registry detail in conjunction with a backdrop of either a OSi topographical digital map, OSi orthophotography (aerial photos) or both. Use of this digital map is subject to the following terms of use:
  • 5.1 Parcels and plans shown on the Land Registry digital map must be read in conjunction with the relevant folio(s).
  • 5.2 The description of the land on the folio and map is not conclusive as to the boundaries or extent of the land (see section 85 of the Registration of Title Act, 1964 (No. 16 of 1964).
  • 5.3 The area of Plans shown by the PRA is not conclusive. See Rule 8(3) of the Land Registration Rules 2012.
  • 5.4 Land Registry digital maps are based on Irish Transverse Mercator (ITM projection) topographic maps that are supplied in digital form by Ordnance Survey Ireland (OSi). Published scales are 1/5000 rural, 1/2500 urban/rural, 1/1000 urban.
  • 5.5 Land Registry maps are subject to the limitations of scale and survey accuracy of both OSi maps and the maps lodged for registration purposes. Where boundaries have been transferred to a larger scale or to a different map series, whether on paper or in a digital environment, measurements must not be expected to give a degree of accuracy greater than that of the smaller scale or older map series. Since the commencement of land registration in 1892, almost all registrations have been recorded by reference to the topographic detail that is shown on OSi published map scales. OSi Cassini/County Series and Irish Grid published scales in the paper system were 1/10560,1/2500 and 1/1000, 1/1250, 1/1056, (both 1/1250 and 1/1056 were enlarged by OSi from1/2500 mapping). Accuracy of the Land Registry's boundary data is, accordingly, limited to the survey accuracy and scale of the source map originally lodged and upon which registration was based.
  • 5.6 OSi aerial photography (orthophotography) is made available in conjunction with the Land Registry map as a visual aid in assisting customers to locate the particular property or object of their search and for no other purpose. These aerial photos do not form part of the Land Registry map or register.
  • 5.7 Further information on the relationship and distinction between Land Registry and OSi mapping is available in the Joint Statement by Ordnance Survey Ireland and the Property Registration Authority published elsewhere on this website.

7. Electronic Payments:

  • 7.1 Users of the service should satisfy themselves that they have correctly identified the relevant folio before purchasing. Requests for refunds will not be accepted where an electronic copy of the folio has been ordered/viewed erroneously. Please see the Business Account Holder Refund Policy published on our website.
  • 7.2 Electronic folio documents will issue to customers immediately on receipt of payment. Because of this, it is not possible to cancel applications for copies at a customer’s request.

8. Pending Applications:

  • 8.1 If there are applications pending on a folio selected for viewing, such applications may result in changes to the register. When such folios are selected for viewing, a message appears on screen alerting the user to this. The user can then view details of the pending application(s) and print the list if required.

Technical Requirements

To use the landdirect website it is recommended that you use the latest version of your internet browser. Browsers supported by landdirect include the latest versions of Chrome, Firefox, Safari and Internet Explorer. If you use an older version of one of these browsers you may experience difficulties with some services.

Landdirect can be used on all desktops and laptops that have the latest browsers installed (it is not currently compatible with tablets and other mobile devices). To view purchased folios, it is recommended that you turn off the pop-up blocker and have a pdf viewer installed.

New Features

New application payment facility on

The PRA is pleased to announce that it has enhanced the facility for customers to pay electronically for services, including applications for registration. We have introduced new functionality to landdirect which gives a choice between three methods of payment. Using an application number, customers can pay for an application using:

  • Debit/credit card - application fee is deducted immediately.
  • Landdirect account - application fee is deducted immediately and sufficient funds must be in account.
  • Direct Debit - the transaction occurs on receipt of the application for registration. Bank details must be sent to the PRA to avail of direct debit. For information on how to apply see Landdirect Form 4 - Payment for Land Registry Applications by Direct Debit.

New Landdirect Credit/Debit transaction log

The credit transactions log that is available to account administrators has been replaced with a new credit/debit transaction log. All debits and credits from your Landdirect account will now be shown. However, the option to view credits only is still available simply by using the transaction type filter.

New Form 17 "re-lodge" facility

We have introduced a new "Re-lodge" button on the Form 17 page. This should be used when you intend re-lodging a previously rejected application. Using this feature will:

  • Retrieve the previously entered application details allowing you to review and amend if necessary.
  • Provide you with the new application number.
  • Link the fees paid for the rejected application to the new application.

New format for search results and logs

You can now obtain results of your Landdirect searches in Excel spreadsheet format. All results pages including search results, activity log, transaction logs etc. now have the following three options available:

  • Excel
  • Print
  • PDF

How to Top up your account

Online Account Top Up

Payments to your account can now be made online when you are logged in to your landdirect account. Simply go to Account Maintenance and Top Up Account. This allows for secure payment through Realex, an independent third party payments provider. Just follow the instructions on screen and your account will be instantly updated once the payment is submitted. You can also request a receipt of the payment to issue by email.

Payments may also be made by standing order or internet/online banking.

Welcome to, an online service from the Property Registration Authority. Many Land Registry and Registry of Deeds services are available on this site and details on how to access them are provided below.

Logging In
Entering an incorrect password five times will cause your account to become locked. If this happens, or if you have forgotten your password, please click on “Click here if you've forgotten your password or if your account is locked” and enter the email address linked to the account. You will instantly receive an email which provides a link to a page which allows you to reset your password while unlocking your account. If you are experiencing any difficulty logging on, please email

MENU: Once you have successfully logged on, the opening screen features a map of Ireland and a menu of all services listed on the right side of the screen. When you are in sections of the site where the map is not displayed, the menu can be accessed from the top of the screen.
Basic Navigation
To change the map view and navigate to a map location, use the slider bar or the + and symbols to the left of the screen to zoom in and out of the map. The circular arrow below the slider bar resets the map to the original screen showing the map of Ireland. Left click and drag the map to pan east, west, north and south, without changing the zoom level. Note that Land Registry detail does not appear on the map until you are zoomed into a scale of at least 1:5000.
Property Details
To view property details, navigate to the required area and click on any plot which is hatched in red dots, green lines or purple lines. The following details will be displayed in the panel to the right of the screen: the folio number, title level (e.g. freehold), the calculated area (in hectares) of the selected plan and the number of plans on the folio. Please note that areas under 0.1 hectares will not display. If there is a GeoDirectory address point within the selected parcel, this address will be displayed. If there are applications for registration pending on the folio, the Application Number and its current status will also be displayed.

From this screen, you can choose to Highlight All Plans (resets the map to show all the plans on that folio), view the folio or order certified copies of the folio and/or map.

The following colour coding applies:

  • Red dots - Freehold title
  • Green lines - Leasehold title
  • Purple lines - Sub-leasehold title
  • Blue lines - Subsidiary title
An area represented by none of these legends represents property not yet registered in the Land Registry i.e. unregistered property. Information on this property may be available in the Registry of Deeds.

If you click on or very close to a boundary details, all properties related to the boundary will display. If a property is linked to both a freehold and leasehold folio, details of both folios will display.

Note - Reference to Folio numbers 999222 or 999333 in the search results indicates that the link between the geographic locator and the relevant folio has not yet been established. There is an ongoing programme to link the remaining unlinked plan with the Land Register. In these cases, as the folio number cannot be ascertained, a copy folio cannot be ordered. We regret any inconvenience caused. Note that an automated notification that this parcel is not linked to a folio is sent to the unit in the PRA assigned with the task of linking the remaining unlinked properties to the associated folios.

Multi-Storey Buildings (MSBs)
To find details of registrations within a multi-storey building, first use the navigation tools or one of the search functions outlined below to zoom to the relevant multi-storey building. Then click on the MSB structure marker this is represented as a light blue square.

In the Property Details box on the right of the screen, the name of the Development displays. Clicking the Show Details button opens a new window showing the multi-storey tree structure of the building; the floor levels and the individual units. If a unit is registered then the folio number is listed and there is the option to go directly to view the folio. If the units are not yet registered the tree will not expand, as there are no registration details to be revealed.

Searching on the map is free of charge in

Search by Folio/Address/Street/Townland/Coordinates/InspireID:

  • To search by Folio: Enter the folio number in the format of County Code followed by the folio number eg TY99999F. The map will zoom directly to that folio, highlight the relevant plots in red and display the Property Details for that folio in the right-hand panel.
  • To search by Address: Select the County from the drop down list. Enter any other details you may have in the text boxes provided and click "Show Addresses". An address or list of addresses will then be displayed that corresponds with the information entered.
  • To search by Street: choose a County and then enter the street name. A drop down list will filter street names as you type. Select the desired option and the map will load with that street at its centre. The scale will depend on the length of the street. To find an individual address, click on a property and if an address is linked to the property, it will display in Property Details.
  • To search by Townland: first choose a County. Next, choose a townland from the drop down list. You can either scroll down the list of all townlands or filter by typing in the first few letters of the name of the townland, and click the Zoom to Townland button. The map will zoom directly to the selected townland.
  • To search by Coordinates: enter the longitude and latitude (X and Y values) and click the Zoom button. The map will display with these coordinates at the centre point.
  • To search by InspireID: enter the CP:IE reference and click the magnifying glass symbol. The map will zoom directly to the relevant location.

Area Search:

This option displays an orange polygon on the map. The Search Area can be resized by left-clicking and dragging any of the small circles on its edge with the mouse or moved on screen by left clicking into the polygon and dragging around the map. The dimensions of the Search Area and coordinates of the top left and bottom right of the area are also displayed as a guide. Note that the maximum area that can be searched in this manner is 200m X 200m.

Once satisfied with the area, clicking the Search button instigates the search. When completed, the system displays a message to indicate how many folios are located within the search area, and you can either View Results or Start Again. A fee is required to see the list of folios. For each item on the list, you can view the property on the map, view the folio or request a certified copy of folio and/or map. Your results can be narrowed down by using the filter or can be re-ordered by clicking on a column header. You can also save the results as a pdf document.

A fee is also payable to view the first folio from the results but all other folios can be viewed free of charge during that session or until another search is conducted. The area searched can also be saved for future use. Note that the results of your most recent search are retained during that session and are available under Search Results on the Main Menu. The item Search Results will not appear on the menu until at least one search has been carried out.

Search by Registered Owner:

You can search for folios on a county by county basis based on the Registered Owner name. First select one or more counties from the list of available counties. To search for an individual, enter a surname and forename. You must enter a surname to conduct a search, forename is optional, but recommended. To search for an organisation, enter the name of the firm.

As additional search aids, options of Equivalents and/or Phonetic Search may be chosen. Equivalents may be used to include aliases that are often used instead of the name(s) entered. For example, a search carried out against "Pat Kelly" will yield results that include owners whose names are "Patrick Kelly" or "Paddy Kelly". Note that the list of equivalent names is manually compiled and cannot be definitive. Phonetic match may be used to include names sounding similar to the name entered. For example, a search carried out against "Pat Smith" will also yield results that include owners whose names are "Pat Smyth" or Pat Smythe". You can now combine Phonetic and Equivalents in a single search.

Clicking the Confirm button displays the fee payable and prompts you to enter a reference in the space provided and click the Continue button. The resulting list outlines the folio number, description of the property, and the full name of the owner. For each item on the list, you have the option to view the property on the map, view the folio or request a certified copy of folio and/or map. Your results can be narrowed down by using the filter or can be re-ordered by clicking on a column header. You can also save the results as a pdf document.

Search for an Application:

You may search for details regarding applications in any of the following ways free of charge. If pending, the application details provided are the application number, the date lodged, the application type and status, the applicants, the lodging party, reference number and any associated folios.

  • Search by Folio Number: Returns details of pending applications only.
  • Search by Application Number: If the application is completed, then only limited details will display.
  • Search by Applicant Details: Select the county from the drop down list provided and then enter a forename and surname. Ticking the Exact Match box confines the search to this exact name only. A surname must be entered to conduct a search, but forename is optional.
Print Current View
Clicking this option opens a new screen displaying a printable map. You must be zoomed into a scale of at least 1:5000 to use this service.

Note - this map is for information purposes only, and is not acceptable for registration.

View Folio
Select this option, if the folio number is known, to view the folio or the applications pending against that folio.

Enter a valid folio number. The View Folio option allows you to view and print the folio, upon payment of the statutory fee. If the folio is closed, you will be notified on screen prior to paying the statutory fee. Note that the folios are in pdf format.

The View Pending Applications option provides a list of applications pending against the specified folio number, if any. The information provided is the application number, the date lodged, the application type and status, the applicants, the lodging party, reference number and any associated folios.

Request Certified Copy
There are two services within this section (1) order a certified copy folio with or without map and (2) order a copy instrument.

Copy Folio with/without Map

To order a certified copy folio with map, enter the relevant folio number. Copy folio with map is the default option or you can select copy folio if no map is required. Enter reference number and entry no. if required. If more than one copy folio/map is required then please add further folios.

The default postal address for delivery is the name and address attached to your account. You can edit this by either selecting from the Solicitor List or by typing in a name and address. You must click the checkbox to acknowledge I am aware that the map may be printed at a scale that is not suitable for registration purposes before you can proceed to click the Confirm button. You will then be informed of the fee for this transaction and can proceed by clicking the Submit button or you can still cancel the transaction at this point.

Copy Instrument

To order a copy instrument, enter the relevant folio number (if any) and the instrument number. Click the Next button. On the next screen, please confirm your entitlement to apply for the copy. One option must be selected in order to proceed. Next, confirm a postal address for delivery and then enter your file reference and Confirm.

There are 2 ways that the application can now proceed:

  1. When the application is submitted an application form with a 'C' number will be created with a status of 'Pre-lodged'. The completed form with application number endorsed thereon will appear on screen and you are required to print this form. The form should be sent to the Property Registration Authority together with the fee and any accompanying documentation, such as the letter of authority.
  2. (Practising Solicitors only): To avail of this facility, the individual solicitor must firstly lodge an application for authorisation to electronically submit copy instrument applications. Note that this option can only be used where the solicitor is acting for the registered owner. Where the user is authorised and is acting on behalf of the registered owner, it will not be necessary to send in a paper application. Note also that in these cases, the fee is deducted directly from your account.
Special Registration Map
A special registration map is a user-defined map of a particular area. You can choose the location, set the scale and order a copy.

To request a special registration map, first use the navigation tools or search tools to zoom to the required location and appropriate scale. Clicking the Special Registration Map function produces a red rectangle in the centre of the screen. This represents the extent of the map that will issue. You have the option to change the scale required. To order the map, you must choose an address for delivery and then click the Confirm button to proceed.

Offical Map Search
An official map search is carried out in an identical manner to ordering a Special Registration Map. The PRA will prepare an "Official Map Search" of the area showing the underlying OSi detail together with Land Registry detail and an accompanying header page denoting the registered properties within the area.
Create Form 17
The "Lodge Application for Registration (incorporating Form 17)" feature allows you to generate and print a completed Form 17 for submission to Land Registry. The application details are entered on a series of screens and will be incorporated into the completed form. These screens feature drop down lists, option buttons etc. that allow the form to be completed quickly and accurately. The correct fee for your application is calculated on the basis of the information entered by you and is also included on the completed form. Once the form is generated it will also include a dealing number that allows you to track your application.


Most application types will require you to enter a folio number. You can enter one or more folio numbers by typing directly into the Folio Number textbox provided and clicking the Add Folio button. The relevant county code should be entered as a prefix to the folio number. The folio will be added to the list that appears underneath. You will then see the county and registered owner details. If you wish to remove a folio from the application then click on the Delete button that appears next to each folio number. Note that the system will not allow you enter invalid or closed folio numbers.

In some instances, for example where First Registration is the only application type, a folio number will not be required and you need only select the relevant county from the county list.

Once you have completed the list of folios, or selected the county as outlined above, you can continue to the Application Types page by clicking the Next button. Note that you also have options to Save Form and Retrieve Saved Form 17 at all stages throughout the process.

Application and Document Types

The type of application being lodged and the supporting documents being submitted should be specified in the Application Type screen. One or more application types can be added to your application by selecting from the list provided. Where a particular application type always requires specific supporting documents, they will automatically be added to the list of supporting documents. Additional supporting documents can be added by clicking the Next button and selecting the appropriate supporting document from the list provided. The relevant consideration should be entered where appropriate.

If the deed was presented to Revenue for stamping on or after 30th December 2009, the stamp certificate security number must be entered in the Stamp Certificate field. If the deed was presented for stamping prior to that date or did not require presentation to Revenue, select Not Required.

It should be noted that in the case of a First Registration application only the appropriate First Registration application should be chosen from the Application Type list and all other deeds/documents, should be lodged as supporting documents. Exceptions to this rule are (i) when lodging a Charge with a First Registration or Lease application - Charge lodged with First Registration or Charge lodged with Lease should be chosen from the application type list in this case and (ii) when ordering a certified copy document as part of the application.

Note also, that if you select one of the Lease applications, then you will be prompted to add Lease Details later in the process.

Lodging Solicitor

In most cases, your firm's name and address will automatically be entered on the lodging solicitor details page. If you log on to the service through a third party provider, these details may not be populated automatically but can be added by clicking the first letter of your firm's name in the alphabetic list and selecting it from the list of solicitors that appears. If your firm's name does not appear in this list you may enter the details directly. Note: If your firms name is not appearing on the list or needs to be amended, then please email with details. You must enter your own reference code in the space provided. Once this is done, you can proceed to the Applicant Details page by clicking the Next button.

Applicant Details

Most applications require the entry of applicant details. By default the terms 'full owner' and 'joint tenant' are selected. These can be amended by selecting the appropriate term from the drop down lists. Details for one or more applicants can be entered by typing directly into the boxes provided and then clicking the Add button. Alternatively, if the applicant is an organisation, it can be added by clicking the first letter of the organisation name from the alphabetic list provided, selecting from the drop down list that appears and finally clicking the Add button. Note that this list is not definitive and may not contain the organisation that you are looking for, if not, the details can be entered manually. Please note that where there is a change of ownership, the name and address of the applicant as entered on the Form 17 will be as it appears on the new ownership. Any request for alteration of these details post-registration may incur a further fee. Where incorrect applicant details have been added, they can be removed from the list by clicking the Remove button. Once you have entered all the applicant details, you may proceed by clicking Next.

Charge Details

Where one or more of the application types is a charge, you should enter the relevant details on this screen (it will not appear unless charge has been selected as an application type). The charge owner may be added by selecting from the list of popular lenders that appears underneath. If your charge owner's name does not appear in this list you may enter the details directly into the appropriate boxes. The relevant consideration (if entered on the application type page) will be displayed automatically. You should specify the charge type by selecting from the list. Once you have entered the charge details, you can proceed to the next page by clicking the Next button.

Confirm Screen

This page will advise you of the appropriate fee for the application, based on the details entered by you. To proceed, simply acknowledge by clicking on the Confirm button.

Form 17 for Confirmation

This screen displays a preview of your Form 17 with all of the details that you have entered. If you chose to Amend then you will be brought back to the previous screen where you can amend the relevant details by clicking on the appropriate tab. You will need to confirm any amendments.

Confirm Details

If you are satisfied that the preview of the Form 17 is in order, then click the Confirm Form button which generates a Form 17 in pdf format. You should print two copies of the completed form before closing this screen. One copy should be submitted to the Land Registry, together with the supporting documents and the appropriate fee within twenty one days. The other copy may be retained for your own records. The application number will allow you to track the progress of your application, once the supporting documents and appropriate fee have been received by Land Registry.

Show/Hide Layers
By default, the map is shown as an OSi map, with the burdens displayed. However the Show/Hide Layers option allows you to adjust your screen view by turning layers of images on and off.

You can decide to view the OSi map or the OSi Orthophotography (the aerial photo) or the OSi Hybrid (both the map and the photo at the same time). You can also toggle burdens (for example rights of way) and subsidiary plans on and off to adjust their view.

Registry of Deeds
Registry of Deeds online searching is now available to all account holders. Customers can search our records online from 1970 to date and will also be able to order Official Searches and Copy Memorials/Application Forms online. Customers should initially establish whether the property is registered or unregistered by performing a search of the LR Digital Map using the Search option on the main menu.

Account Maintenance
Note: The services available to you are dependent on your level of access. There are four levels:
  1. Standard
  2. Basic Admin
  3. Full Admin
  4. SuperUser

Account Activity

The Account Activity log displays a list of all transactions carried out between the dates specified. Details of the date, application number, application type, name of user, reference and fees are provided. You can also apply a filter to the log e.g. use a particular username or file reference to find transactions related to the filter applied. The log can be saved as a PDF and/or exported to excel. Only Full Admin users can see all activity on the account. The balance also appears on this screen but is only available to users with Basic Admin access.

Credit Transactions (Account Administrators only)

This service allows all payments (including refunds) to the account to be viewed for a specified date range. Enter the relevant dates in the spaces provided to see the list of payments.

Change Password

This service enables you to change your password and is available to all customers. Enter a current password, then enter a new password in space provided and confirm the new password. Click the Change Password button to activate the change.
Please note that the only restriction applied to passwords on is that they are case sensitive. There is no restriction applied to the number or type of characters used in the password selected by you.

Top Up Account (New Service - Full Admin level users only)

This service allows you to securely add funds to your account by entering a top-up amount and reference number and clicking the Confirm button. On the next screen you can enter your card details and an email address in order to receive a receipt. Click the Continue button to complete the transaction. Note that the payment is handled through Realex Payments, the PRA do not have any access to your payment details. This means that you can now top up your account instantly in a secure environment.

Return to Map

This service closes the Account Maintenance section and returns you to the main map screen.


This service logs you out of your account, and opens the log in screen.

To logout of the system and properly end your online session, click the Logout button which will return you to the Log In screen.

Glossary of Terms
Amalgamation - Unification of two or more Folios into one Folio.

Appurtenant Right (Appurtenance) - An appurtenant right is a right that is related to or belongs to a property over another property. If the appurtenant right is registered on a folio then the owner of that folio has a right to do/take something on/from someone elses land. Appurtenant rights are registered on Part 1A of a folio and are only registered on specific application i.e. they are not automatically registered in conjunction with the registration of the associated right.

Burden - These are entries on the folio of matters which adversely affect the property in some way - e.g. a right of way across it, right of residence etc. or charge payable out of the land. A lease would also be an example of a burden on a freehold folio.

Charge (Mortgage) - This is a burden which renders the land liable for payment of a sum of money due to some party who may be registered as the owner of that charge.

Commonage - A piece of land or facility common to several property units.

Conveyance - A document transferring ownership of an unregistered property from one person to another.

Conveyancing - The legal work needed to buy and sell properties.

Dealing - When a solicitor or member of the public sends documents to us and applies for a registration, the documents are associated with the relevant folio, an application number is allocated and called a Dealing or Application for Registration.

Deed - A legal document in writing which has been formally executed necessary to create or convey a legal estate or interest in land. An interest in land created or conveyed by a Deed binds a third party, e.g. a new owner or a mortgagee, only if it has been protected by an entry on the register or if it is an unregistered interest.

Discharge - A form of receipt that a mortgage lender gives to show that a mortgage has been paid off. When the borrower redeems his mortgage, the lender gives the borrower a Deed of Discharge.

Easement - A burden - a right over the land in favour of other land e.g. right of way - right to enter the land - right to install pipes, septic tanks, drains etc. e.g. The land in Folio A has a right of way over the land in Folio B - the right is an easement in Folio B. It must always be enjoyed by other land and may not be owned by an individual as such.

Equities - An equity means a right of some sort. Equities are unregistered rights or interests in the property which existed at the time of first registration but which were not investigated fully.

First Registration - This is an application to have the ownership of property registered for the first time.

Folio - When title or ownership is registered in the Land Registry all relevant details concerning the property and its ownership are entered on documents known as Folios. These form the registers maintained in the Land Registry. Property that is registered at the Land Registry is known as registered land as every transaction on a property is registered on a folio. The folio is guaranteed by the State to be a confirmed record of the title to the property to which it refers.
A folio is a document which describes:

  • the property registered and refers to a plan on the Registry maps
  • the name and address of the registered owner(s)
  • any burdens, for example, rights of way or charges (mortgages) affecting the property
The first two characters represent the county code. The next part of the folio number is numeric and may be from 1 to 6 digits. The last character is F, L, S, R depending on the type of folio. Please note that older freehold folios do not have any letter at the end e.g. DN12345.

Freehold - Freehold is the right in a property to hold it with a perpetual right. In freehold right there is no limit of time to hold the property as is the case of leasehold property. A freehold property lies with the title holder unless he/she transfers it of his/her own accord. Freehold Folios are represented by the colour red on the map and usually have an "F" after the number except in case of older folios.

Gazatteer - Geographical reference book - a dictionary or index of places, usually with descriptive or statistical information.

GeoDirectory - The GeoDirectory, jointly produced by An Post and OSi provides a complete database of every building in the Republic of Ireland. There are approximately 1.5 million building records contained in the GeoDirectory, which includes information such as postal address, building usage (commercial or residential), a unique eight digit identity number and coordinate values. The Land Registry is deploying the GeoDirectory database as a gazetteer to its new digital map record.

Land Register - Record of property ownership and rights affecting land.

Layers - Map features or objects are usually organised onto different layers for organisational purposes and for ease of drawing, viewing and editing. Layers often can be named and have default colours and line types associated with them. CAD and GIS packages use layers to separate different map features or objects in order to control the display of those features or objects. This enables different features or objects to be displayed in different colours and to be viewed, edited and manipulated separately.

Leasehold - When property is "Let" to someone for a fixed period of time it is said to be leased. The person who has purchased it is called the lessee and the landlord is called the lessor. A lease can be for very long periods. It differs from the freehold property to the extent that it is returnable after the expiry of the period. Folios are currently only opened for leases that are for a term of 21 years or more (from date of lodgement) and that lease is registered as a burden on the freehold folio. Leasehold Folios have an "L" after the number and are represented on the map by green hatching.

Legends and Symbols on Land Registry Maps - Please refer to the Map Legend above for a guide to legends and symbols.

Multi Storey Building Marker - MSB marker (the aqua blue square circled in dark blue) provides a link to registration details in multi-occupancy properties. The MSB marker returns information to you in the form of a tree structure with the Development name, the Building/Block name or number, the floor levels within the building/block, and each of the units folio numbers where registered.

Ortho-photography - An orthophoto or orthophotograph is an aerial photograph geometrically corrected such that the scale is uniform: the photo has the same lack of distortion as a map. Unlike an uncorrected aerial photograph, an orthophotograph can be used to measure true distances, because it is an accurate representation of the Earth's surface, having been adjusted for topographic relief, lens distortion and camera tilt.

OSi - Ordnance Survey Ireland, the national Mapping agency for Ireland.

Plan - The term Plan is used in the Land Registry to denote an individual registered Land Parcel or polygon.

Possessory - When a folio is subject to equities, the title or ownership is said to be possessory. When these equities have been investigated or are more than 30 years old, they may be cancelled and the title is then said to be absolute. See equities.

Registered Land - Land which is registered in the Land Registry.

Right of Way - The legal right, established by usage or grant, to pass along a specific route through grounds or property belonging to another. Registered rights-of-way will be represented on the map in yellow.

Sub-Leasehold - A lease of property/land made by a person who is himself a lessee or tenant of that property/land. Subleasehold properties are represented on the map by purple hatching.

Subsidiary Folio - This is a folio of the subsidiary register. Subsidiary folios have an 'S' after the number and are represented on the map by blue hatching.

Subsidiary Register - The ownership of certain intangible rights over anothers lands, which are inheritable but not attached to the land of the person with the rights, may be registered on the subsidiary register. Such rights may include grazing or sporting or fishing rights. In addition to these rights, which are referred to as "incorporeal hereditaments held in gross", the ownership of a lease of such rights; or the ownership of any charge (mortgage) or judgment mortgage, which is already registered as a burden on a freehold or leasehold or another subsidiary folio, may be registered on a folio of the subsidiary register.

Title - The quality of ownership. Absolute title indicates that no other person has a better right to the property.

Transfer - A deed which transfers registered property from one owner to a new owner.

Unregistered Land - Land which has not been registered in the Land Registry. The existence of deeds in relation to such property may be recorded in the Registry of Deeds. There is no statutory requirement to register a document but failure to do so may result in a loss of priority. The effect of registration is generally to govern priorities between documents dealing with the same piece of land. Unregistered land is represented by the unshaded areas in the map layers.

Wayleave - A wayleave is where a person has consent to go on a property to access pipes etc. It differs from a right of way as it is not Point A to Point B but is over an area which is usually shaded e.g. a field or part of.

I did not receive the verification email when trying to register my account on the new website
In order to register for the Landdirect service, you will receive an email from . This email address may need to be whitelisted on your e-mail filter by your IT unit if you are encountering problems receiving the verification email. Also, ensure that it was not delivered to your spam folder.
What do I do if I become locked out of my account?
If you become locked out of your account you are required to re-set your password. The password is re-set by clicking on the link 'Click here if you've forgotten your password' found below the login button.
How do I create new users on my account?
To create users on your account you must have the relevant SuperUser role. Click on the User Maintenance section in the main menu. Next select the Create User option. Enter a forename, surname and email address in the requested fields. Note the email address will be the username for the account you are creating. Finally click the 'Create Account' button and this sends an email to the email address entered, so the new user can validate the account. Note - an email can only be used once and you will be told if this user account exists already.
How do I assign roles to users on my account?
To assign roles to users on your account you must have the relevant SuperUser role. Once a user account is created successfully that user is given standard level access to, which means the user can view an Activity Log detailing only their own fee paying transactions. If you require the user to have additional functionality click the 'Edit Roles' button and select either Basic Admin and/or Full Admin roles by checking the boxes and clicking the Save Changes button. Note - if Full Admin is selected the user has Basic Admin level access by default.
How do I remove roles from users on my account?
To remove roles from users on your account you must have the relevant SuperUser role. Click on the User Maintenance section in the main menu. Next select the Edit User option. Select the relevant user by either clicking on their username or filter using the Find User text box. Once the user is selected their account details display. Under the Roles section uncheck the box beside the role you wish to remove from that user and click Save Changes.
How do I disable existing users on my account?
To disable users on your account you must have the relevant SuperUser role. Click on the User Maintenance section in the main menu. Next select the Edit User option. Select the relevant user by either clicking on their username or filter using the Find User text box. Once the user is selected their account details display. Click the Disabled box under the Account Status section, to put a check in the box, and click Save Changes. Note - once the user is disabled you can not select any roles for that user. The user can not login to and will be told on attempting to login that their account is disabled and to contact their account administrator.
How do I re-enable existing users on my account?
To re-enable users on your account you must have the relevant SuperUser role. Click on the User Maintenance section in the main menu. Next select the Edit User option. Select the relevant user by either clicking on their username or filter using the Find User text box. Once the relevant user is selected their account details display. Click on the Disabled check box under the Account Status section to uncheck the box, and click Save Changes. The user now has access to with the roles as displayed, their password and username will remain unchanged.
How do I delete existing users on my account?
To delete users on your account you must have the relevant SuperUser role. Click on the User Maintenance section in the main menu. Next select the Edit User option. Select the relevant user by either clicking on their username or filter using the Find User text box. Once the relevant user is selected their account details display. Click on the Deleted box under the Account Status section, a tick is displayed in the check box. Next click the Save Changes button, a pop up message asks you to confirm that you wish to delete the user. If Yes then click the Confirm button, if No then click the Cancel button. The user now has been completely deleted from and will be informed their account is deleted if they attempt to login. NOTE - once a user account has been deleted it can not be re-instated and the username(email) can not be used again.
What services can I access on as a non-account holder?
(a) You can search the Land Registry map online. There is no fee for this service.
(b) You can view any Land Registry folio on payment of the required fee.
(c) You can request a Certified Copy Folio or Certified Copy Folio with Map. The documents will issue by post.
What devices are compatible with landdirect?
Landdirect can be used on all desktops and laptops that have the latest browsers installed (it is not currently compatible with tablets and other mobile devices). To view purchased folios, it is recommended that you turn off the pop-up blocker and have a pdf viewer installed.
How do I search the map?
(a) You can use the Search function on the Menu Bar at the top of the screen .There are 4 options available:
-By Street
-By Townland
-By Folio
-By Coordinate
You can search the map using the address of the property. If you are looking for an urban property, select the search By Street option. You must first select the county and then type in the street name. If more that one street of that name exists, a list will appear for your selection. Click on the one that you want of view and you will be brought to that street.
If you want to search for a rural property, select By Townland search option. If you are unsure of the correct spelling, a list of all Townland names for that county will appear on a dropdown list. Click on the one that you want of view and you will be brought to that area on the map.
If you know the folio number that you wish to view, select By Folio and enter the relevant folio number - please ensure that you enter the correct county code e.g for folio 1234 in County Kildare, type KE1234.
If you wish to search by map coordinates, select By Coordinate and enter the relevant coordinates in the fields provided.

(b) You can also use the Zoom/Pan tool on the top left hand corner of your screen to navigate around the map. Zoom in or out using the +/- buttons and use the arrows to pan up, down, left or right of the area you are currently in. You can also double click the right hand button on your mouse to zoom in and hold the left hand button and drag your mouse to pan around the map.
Why does information on the map change (appear or disappear) when I zoom in or out?
When you zoom in you'll notice that more features become visible on the map. Due to the high level of detail in this map, the features are set to become visible within a fixed range (1:5000). The smaller the scale the more detail you’ll see. Otherwise the map would appear cluttered and illegible when viewed at large scales.
How do I view a folio?
Once you have selected a property, the Property Details box will display providing you with information about the property.
Click on Add to Basket, you will be asked to Choose a Product from a drop-down list. Select View Folio from the options available.
The folio cannot be viewed until your payment has been authorised. Folios will be made available in Adobe pdf format and you will be given the option to open the pdf file or have the file sent to you by email.
I need a Land Registry Certified Copy Folio for legal/official purposes, can I use a printed copy of the folio that I viewed here?
No, a printed copy of the folio you view here is not acceptable for official purposes and should be used for reference purposes only.
If you require a Certified Copy Folio, you may request this product when you have located the relevant property.

Can I print a map of the property I searched for?
The Print function on the Menu Bar at the top of the screen can be used to print a copy of the map that you viewed.
This copy will not show your folio boundary and is not suitable for official purposes.
If you require a map for official purposes, you may request a Certified Copy Folio with Map when you have located the relevant property.
What are the hours of availability for the service?
The service is available 24 hours, 365 days per year.
How do I request a Certified Copy Folio?
After selecting a property, the Property Details box will display.
Click on Add to Basket, you will be asked to Choose a Product from a drop-down list.

The options available are:

Certified Copy Folio
Certified Copy Folio with Map

Select the Copy option that you require and click on Add to Basket.
You may continue to browse the map and request more products if required – follow the steps above to add further items to your basket.
Click "View Basket" to review your purchases and “Proceed to Checkout” to complete your purchase. You will be asked to provide delivery details for the items in your basket.
The copy document(s) will be issued by post (usually within 2 working days).

If you have purchased a Certified Copy document and wish to obtain your application reference number, you must click Finish to return to your purchase details and view your application record.
What do the different stages of registration mean?
  • Awaiting Attention: Application received but documents not yet assessed. Application may still be rejected.
  • For Further Attention: Used when dealing has been assessed and where no other status is applicable.

Can other people view my folio online?
Yes, the Land Register is a public record. Any person can search, inspect or obtain a certified copy of a folio, on payment of the relevant fee.
I located my property on the map but I cannot find out the folio number. Why is that?
There are a number of reasons why this might happen.
(a) Your property may not be registered in the Land Registry. Information about your property may be recorded in the Registry of Deeds.
(b) The locator marker for your property may not be linked to its associated folio.
