Over the past number of years, the Property Registration Authority has implemented new technology within its Copy Folio/Title Plan process which is designed to automatically process many such applications. This has already resulted in considerably faster turnaround times for such applications and, in many cases, the applications are completed immediately and the certified copy documents issued almost instantaneously to customers. Because of this, it is not now always possible to cancel applications for certified copies at a customer’s request.
Accordingly, we operate a set of criteria where applications for copy documents can be cancelled and for which the Property Registration Authority may refund landdirect.ie customers.
Note that as the name of the registered owner is now verified prior to the customer confirming their request, the submission of an incorrect folio number can no longer be considered a valid explanation for refund.

On receipt of this form an account will be set up and the customer will be notified. All SuperUsers listed on the form will receive an email containing information on logging in to the service.
A landdirect.ie account allows online access to a range of the Property Registration Authority’s services, some of which are free and others that require payment of a fee.
There is no initial or annual fee payable to subscribe to the service nor is VAT charged. However, as the account operates on a credit basis only, a minimum pre-payment of €125 is required. There are a number of ways to credit the account thereafter, please see Top up your account.
There is no limit to the number of users on an account but each user must have a separate valid email address to access the service. Users may be added, disabled and deleted at any stage by an account SuperUser. When a new account is created it must be validated by clicking on a link sent to the email address provided. If a user becomes locked out of their account or forgets their password, the password is reset using a link sent to their email. There are a number of different roles that may be allocated to any user -
Note - standard level access is allocated to all users enabling them to view an Activity Log detailing their own fee paying transactions.
Basic Admin level role will also allow the user to view the current balance on the account and receive a notification when the balance falls below €100.
Full Admin role allows access to the Activity Log of all users on the account. This role also allows the user to top-up their landdirect account online.
SuperUser role allows the user to create, disable and delete users on their landdirect account and to assign the appropriate administration rights as outlined above.
At least one user on the account should have the Full Admin role and the SuperUser role.
An additional role can be allocated only to Practising Solicitors acting under Rule 159(1) of the Land Registration Rules 2012 to apply for a copy instrument and have the fee deducted from their account. Please complete and submit the additional Form of Certification (for requesting a Copy Instrument) - available to Practising Solicitors only and your application will be considered.

To use the landdirect website it is recommended that you use the latest version of your internet browser. Browsers supported by landdirect include the latest versions of Chrome, Firefox, Safari and Internet Explorer. If you use an older version of one of these browsers you may experience difficulties with some services.
Landdirect can be used on all desktops and laptops that have the latest browsers installed (it is not currently compatible with tablets and other mobile devices). To view purchased folios, it is recommended that you turn off the pop-up blocker and have a pdf viewer installed.
We are pleased to announce new features which will make it more efficient for our customers to manage their landdirect.ie accounts.
The first of these services made available was ‘Unlock your Account’.
Accounts are locked when there are five consecutive failed attempts to log in. Previously, when a landdirect.ie customer locked their account, they had to contact the landdirect.ie Helpdesk by email or telephone and there could be a delay in the account being unlocked. From today if your account is locked, you simply need to click on “Click here if you've forgotten your password or if your account is locked” and enter the email address linked to the account. You will instantly receive an email which provides a link to a page which allows you to reset your password while unlocking your account.
Also, in addition to being able to download your Account Activity log as a pdf, customers now have the option to create the log as an Excel spreadsheet, which is a feature that many of our customers will find very useful.
Landdirect account holders are now able to apply for the role of SuperUser to be assigned to nominated users on their account.
SuperUsers will on a self-service basis and without the need for any intervention from the PRA be able to:
• create new users on the account.
• assign the appropriate administration rights.
• temporarily disable user accounts and re-enable when appropriate.
• permanently remove a user by deleting the account. A record of a deleted users activity is retained on your activity log but the user cannot be un-deleted.
New: Online Account Top Up:
Payments to your account can now be made online when you are logged in to your landdirect account. Simply go to Account Maintenance and Top Up Account. This utilises a service which allows for secure payment through Realex, an independent third party payments provider. Just follow the instructions on screen and your account will be instantly updated once the payment is submitted. You can also request a receipt of the payment to issue by email.
Payments may also be made by standing order or internet/online banking.

Welcome to landdirect.ie, an online service from the Property Registration Authority. Many Land Registry and Registry of Deeds services are available on this site and details on how to access them are provided below.
Note that entering an incorrect password three times will cause your account to become locked. If this happens, or if you have forgotten your password, please click on the forgotten password link on the main login page. If you are experiencing any difficulty logging on, please email email@example.com. Please note that once you are logged into landdirect.ie, if the service is not used for 20 minutes, you will be automatically logged out of your session.
To properly end your session you should use the Log Out button in landdirect.ie and not just close your browser which can result in your landdirect.ie session remaining open for a further 20 minutes.
MENU: Once you have successfully logged on, the opening screen features a map of Ireland and a menu of all services listed on the right side of the screen. When you are in sections of the site where the map is not displayed, the menu can be accessed from the top of the screen.
To change the map view and navigate to a map location, use the slider bar or the + and symbols to the left of the screen to zoom in and out of the map. The circular arrow below the slider bar resets the map to the original screen showing the map of Ireland. Left click and drag the map to pan east, west, north and south, without changing the zoom level. Note that Land Registry detail does not appear on the map until you are zoomed into a scale of at least 1:5000.
To view property details, navigate to the required area and click on any plot which is hatched in red dots, green lines or purple lines. The following details will be displayed in the panel to the right of the screen: the folio number, title level (e.g. freehold), the calculated area (in hectares) of the selected plan and the number of plans on the folio. Please note that areas under 0.1 hectares will not display. If there is a GeoDirectory address point within the selected parcel, this address will be displayed. If there are applications for registration pending on the folio, the Application Number and its current status will also be displayed.
From this screen, you can choose to Show All Plans (resets the map to show all the plans on that folio) or you can choose to view the folio or order certified copies of the folio and/or map.
The following colour coding applies: Plans hatched in red dots reflect freehold title, plans hatched in green lines reflect leasehold title, plans hatched in purple lines reflect sub-leasehold title and plans hatched in blue lines reflect subsidiary title. An area represented by none of these legends represents property not yet registered in the Land Registry i.e. unregistered property. Information on this property may be available in the Registry of Deeds.
See Point 17 below for a list of Legends and Symbols represented on the map.
If you click on or very close to a boundary details of all properties related to the boundary will display. Also, if a property is linked to both a freehold and leasehold folio, details of both folios will display.
Note - Reference to Folio numbers 999222 or 999333 in the search results indicates that the link between the geographic locator and the relevant folio has not yet been established. There is an ongoing programme to link the remaining unlinked plan with the Land Register. In these cases, as the folio number cannot be ascertained, a copy folio cannot be ordered. We regret any inconvenience caused. Note that an automated notification that this parcel is not linked to a folio is sent to the unit in the PRA assigned with the task of linking the remaining unlinked properties to the associated folios.
To find details of registrations within a multi-storey building, first use the navigation tools or one of the search functions outlined below to zoom to the relevant multi-storey building. Then click on the MSB structure marker this is represented as a light blue square.
In the Property Details box on the right of the screen, the name of the Development displays. Clicking the Show Details button opens a new window showing the multi-storey tree structure of the building; the floor levels and the individual units. If a unit is registered then the folio number is listed and there is the option to go directly to view the folio. If the units are not yet registered the tree will not expand, as there are no registration details to be revealed.
Clicking on the Search panel to the right of the screen offers several different options for search methods. Searching on the map is free of charge in landdirect.ie.
Search by Street/Folio/Townland/Coordinates/InspireID:
This option displays an orange polygon on the map. The Search Area can be resized by left-clicking and dragging any of the small circles on its edge with the mouse or moved on screen by left clicking into the polygon and dragging around the map. The dimensions of the Search Area and coordinates of the top left and bottom right of the area are also displayed as a guide. Note that the maximum area that can be searched in this manner is 200m X 200m.
Once satisfied with the area, clicking the Confirm button instigates the search. When completed, the system displays a message to indicate how many folios are located within the search area, and you can either View Results or Start Again. A fee is required to see the list of folios. For each item on the list, you can view the property on the map, view the folio or request a certified copy of folio and/or map. Your results can be narrowed down by using the filter or can be re-ordered by clicking on a column header. You can also save the results as a pdf document.
A fee is also payable to view the first folio from the results but all other folios can be viewed free of charge during that session or until another search is conducted. The area searched can also be saved for future use. Note that the results of your most recent search are retained during that session and are available under Search Results on the Main Menu. The item Search Results will not appear on the menu until at least one search has been carried out.
Search by Registered Owner:
You can search for folios on a county by county basis based on the Registered Owner name. First select one or more counties from the list of available counties. To search for an individual, enter a surname and forename. You must enter a surname to conduct a search, forename is optional, but recommended. To search for an organisation, enter the name of the firm.
As additional search aids, options of Equivalents and/or Phonetic Search may be chosen. Equivalents may be used to include aliases that are often used instead of the name(s) entered. For example, a search carried out against "Pat Kelly" will yield results that include owners whose names are "Patrick Kelly" or "Paddy Kelly". Note that the list of equivalent names is manually compiled and cannot be definitive. Phonetic match may be used to include names sounding similar to the name entered. For example, a search carried out against "Pat Smith" will also yield results that include owners whose names are "Pat Smyth" or Pat Smythe". You can now combine Phonetic and Equivalents in a single search.
Clicking the Confirm button displays the fee payable and prompts you to enter a reference number in the space provided and click the Continue button. The resulting list outlines the folio number, description of the property, and the full name of the owner. For each item on the list, you have the option to view the property on the map, view the folio or request a certified copy of folio and/or map. Your results can be narrowed down by using the filter or can be re-ordered by clicking on a column header. You can also save the results as a pdf document.

Search for an Application:
You may search for details regarding applications in any of the following ways free of charge. If pending, the application details provided are the application number, the date lodged, the application type and status, the applicants, the lodging party, reference number and any associated folios.
Clicking this option opens a new screen displaying a printable map. You must be zoomed into a scale of at least 1:5000 to use this service.
Note - this map is for information purposes only, and is not acceptable for registration.
Select this option, if the folio number is known, to view the folio or the applications pending against that folio.
Enter a valid folio number. The View Folio option allows you to view and print the folio, upon payment of the statutory fee. If the folio is closed, you will be notified on screen prior to paying the statutory fee. Note that the folios are in pdf format.
The View Pending Applications option provides a list of applications pending against the specified folio number, if any. The information provided is the application number, the date lodged, the application type and status, the applicants, the lodging party, reference number and any associated folios.
There are two services within this section (1) order a certified copy folio with or without map and (2) order a copy instrument.
Copy Folio with/without Map
To order a certified copy folio with map, enter the relevant folio number. Copy folio with map is the default option or you can select copy folio if no map is required. Enter reference number and entry no. if required. If more than one copy folio/map is required then please add further folios.
The default postal address for delivery is the name and address attached to your landdirect.ie account. You can edit this by either selecting from the Solicitor List or by typing in a name and address. You must click the checkbox to acknowledge I am aware that the map may be printed at a scale that is not suitable for registration purposes before you can proceed to click the Confirm button. You will then be informed of the fee for this transaction and can proceed by clicking the Submit button or you can still cancel the transaction at this point.
To order a copy instrument, enter the relevant folio number (if any) and the instrument number. Click the Next button. On the next screen, please confirm your entitlement to apply for the copy. One option must be selected in order to proceed. Next, confirm a postal address for delivery and then enter your file reference and Confirm.
There are 2 ways that the application can now proceed:
A special registration map is a user-defined map of a particular area. You can choose the location, set the scale and order a copy.
To request a special registration map, first use the navigation tools or search tools to zoom to the required location and appropriate scale. Clicking the Special Registration Map function produces a red rectangle in the centre of the screen. This represents the extent of the map that will issue. You have the option to change the scale required. To order the map, you must choose an address for delivery and then click the Confirm button to proceed.
An official map search is carried out in an identical manner to ordering a Special Registration Map. The PRA will prepare an "Official Map Search" of the area showing the underlying OSi detail together with Land Registry detail and an accompanying header page denoting the registered properties within the area.
The "Lodge Application for Registration (incorporating Form 17)" feature allows you to generate and print a completed Form 17 for submission to Land Registry. The application details are entered on a series of screens and will be incorporated into the completed form. These screens feature drop down lists, option buttons etc. that allow the form to be completed quickly and accurately. The correct fee for your application is calculated on the basis of the information entered by you and is also included on the completed form. Once the form is generated it will also include a dealing number that allows you to track your application.
Most application types will require you to enter a folio number. You can enter one or more folio numbers by typing directly into the Folio Number textbox provided and clicking the Add Folio button. The relevant county code should be entered as a prefix to the folio number. The folio will be added to the list that appears underneath. You will then see the county and registered owner details. If you wish to remove a folio from the application then click on the Delete button that appears next to each folio number. Note that the system will not allow you enter invalid or closed folio numbers.
In some instances, for example where First Registration is the only application type, a folio number will not be required and you need only select the relevant county from the county list.
Once you have completed the list of folios, or selected the county as outlined above, you can continue to the Application Types page by clicking the Next button. Note that you also have options to Save Form and Retrieve Saved Form 17 at all stages throughout the process.
Application and Document Types
The type of application being lodged and the supporting documents being submitted should be specified in the Application Type screen. One or more application types can be added to your application by selecting from the list provided. Where a particular application type always requires specific supporting documents, they will automatically be added to the list of supporting documents. Additional supporting documents can be added by clicking the Next button and selecting the appropriate supporting document from the list provided. The relevant consideration should be entered where appropriate.
If the deed was presented to Revenue for stamping on or after 30th December 2009, the stamp certificate security number must be entered in the Stamp Certificate field. If the deed was presented for stamping prior to that date or did not require presentation to Revenue, select Not Required.
It should be noted that in the case of a First Registration application only the appropriate First Registration application should be chosen from the Application Type list and all other deeds/documents, should be lodged as supporting documents. Exceptions to this rule are (i) when lodging a Charge with a First Registration or Lease application - Charge lodged with First Registration or Charge lodged with Lease should be chosen from the application type list in this case and (ii) when ordering a certified copy document as part of the application.
Note also, that if you select one of the Lease applications, then you will be prompted to add Lease Details later in the process.
In most cases, your firm's name and address will automatically be entered on the lodging solicitor details page. If you log on to the service through a third party provider, these details may not be populated automatically but can be added by clicking the first letter of your firm's name in the alphabetic list and selecting it from the list of solicitors that appears. If your firm's name does not appear in this list you may enter the details directly. Note: If your firms name is not appearing on the list or needs to be amended, then please email firstname.lastname@example.org with details. You must enter your own reference code in the space provided. Once this is done, you can proceed to the Applicant Details page by clicking the Next button.
Most applications require the entry of applicant details. By default the terms 'full owner' and 'joint tenant' are selected. These can be amended by selecting the appropriate term from the drop down lists. Details for one or more applicants can be entered by typing directly into the boxes provided and then clicking the Add button. Alternatively, if the applicant is an organisation, it can be added by clicking the first letter of the organisation name from the alphabetic list provided, selecting from the drop down list that appears and finally clicking the Add button. Note that this list is not definitive and may not contain the organisation that you are looking for, if not, the details can be entered manually. Please note that where there is a change of ownership, the name and address of the applicant as entered on the Form 17 will be as it appears on the new ownership. Any request for alteration of these details post-registration may incur a further fee. Where incorrect applicant details have been added, they can be removed from the list by clicking the Remove button. Once you have entered all the applicant details, you may proceed by clicking Next.
Where one or more of the application types is a charge, you should enter the relevant details on this screen (it will not appear unless charge has been selected as an application type). The charge owner may be added by selecting from the list of popular lenders that appears underneath. If your charge owner's name does not appear in this list you may enter the details directly into the appropriate boxes. The relevant consideration (if entered on the application type page) will be displayed automatically. You should specify the charge type by selecting from the list. Once you have entered the charge details, you can proceed to the next page by clicking the Next button.
This page will advise you of the appropriate fee for the application, based on the details entered by you. To proceed, simply acknowledge by clicking on the Confirm button.
Form 17 for Confirmation
This screen displays a preview of your Form 17 with all of the details that you have entered. If you chose to Amend then you will be brought back to the previous screen where you can amend the relevant details by clicking on the appropriate tab. You will need to confirm any amendments.
If you are satisfied that the preview of the Form 17 is in order, then click the Confirm Form button which generates a Form 17 in pdf format. You should print two copies of the completed form before closing this screen. One copy should be submitted to the Land Registry, together with the supporting documents and the appropriate fee within twenty one days. The other copy may be retained for your own records. The application number will allow you to track the progress of your application, once the supporting documents and appropriate fee have been received by Land Registry.
By default, the landdirect.ie map is shown as an OSi map, with the burdens displayed. However the Show/Hide Layers option allows you to adjust your screen view by turning layers of images on and off.
You can decide to view the OSi map or the OSi Orthophotography (the aerial photo) or the OSi Hybrid (both the map and the photo at the same time). You can also toggle burdens (for example rights of way) and subsidiary plans on and off to adjust their view.
Registry of Deeds online searching is now available to all landdirect.ie account holders. Customers can search our records online from 1970 to date and will also be able to order Official Searches and Copy Memorials/Application Forms online. Customers should initially establish whether the property is registered or unregistered by performing a search of the LR Digital Map using the Search option on the landirect.ie main menu.

Note: The services available to you are dependent on your level of access. There are four levels:
The Account Activity log displays a list of all transactions carried out between the dates specified. Details of the date, application number, application type, name of user, reference and fees are provided. You can also apply a filter to the log e.g. use a particular username or file reference to find transactions related to the filter applied. The log can be saved as a PDF and/or exported to excel. Only Full Admin users can see all activity on the account. The balance also appears on this screen but is only available to users with Basic Admin access.
Credit Transactions (Account Administrators only)
This service allows all payments (including refunds) to the account to be viewed for a specified date range. Enter the relevant dates in the spaces provided to see the list of payments.
This service enables you to change your password and is available to all customers.
Enter a current password, then enter a new password in space provided and confirm the
new password. Click the Change Password button to activate the change.
Please note that the only restriction applied to passwords on landdirect.ie is that they are case sensitive. There is no restriction applied to the number or type of characters used in the password selected by you.
Top Up Account (New Service - Full Admin level users only)
This service allows you to securely add funds to your account by entering a top-up amount and reference number and clicking the Confirm button. On the next screen you can enter your card details and an email address in order to receive a receipt. Click the Continue button to complete the transaction. Note that the payment is handled through Realex Payments, the PRA do not have any access to your payment details. This means that you can now top up your account instantly in a secure environment.

This service closes the Account Maintenance section and returns you to the main landdirect.ie map screen.
This service logs you out of your account, and opens the log in screen.
The European Land Information Service (EULIS) is the first and only service to offer direct access to cross-border official land registration information. A list of participating countries is available on www.eulis.eu
All professional customers of Land Registration services who subscribe to landdirect.ie and are resident within the EEA can access EULIS. A landdirect.ie customer who carries out searches and inspections in EULIS will have the fees deducted from their landdirect.ie account within 24 hours of the transactions. The individual transactions in other EULIS countries are recorded in the landdirect.ie customer's Account Activity Log.
To logout of the system and properly end your online session, click the Logout button which will return you to the Log In screen.
Amalgamation - Unification of two or more Folios into one Folio.
Appurtenant Right (Appurtenance) - An appurtenant right is a right that is related to or belongs to a property over another property. If the appurtenant right is registered on a folio then the owner of that folio has a right to do/take something on/from someone elses land. Appurtenant rights are registered on Part 1A of a folio and are only registered on specific application i.e. they are not automatically registered in conjunction with the registration of the associated right.
Burden - These are entries on the folio of matters which adversely affect the property in some way - e.g. a right of way across it, right of residence etc. or charge payable out of the land. A lease would also be an example of a burden on a freehold folio.
Charge (Mortgage) - This is a burden which renders the land liable for payment of a sum of money due to some party who may be registered as the owner of that charge.
Commonage - A piece of land or facility common to several property units.
Conveyance - A document transferring ownership of an unregistered property from one person to another.
Conveyancing - The legal work needed to buy and sell properties.
Dealing - When a solicitor or member of the public sends documents to us and applies for a registration, the documents are associated with the relevant folio, an application number is allocated and called a Dealing or Application for Registration.
Deed - A legal document in writing which has been formally executed necessary to create or convey a legal estate or interest in land. An interest in land created or conveyed by a Deed binds a third party, e.g. a new owner or a mortgagee, only if it has been protected by an entry on the register or if it is an unregistered interest.
Discharge - A form of receipt that a mortgage lender gives to show that a mortgage has been paid off. When the borrower redeems his mortgage, the lender gives the borrower a Deed of Discharge.
Easement - A burden - a right over the land in favour of other land e.g. right of way - right to enter the land - right to install pipes, septic tanks, drains etc. e.g. The land in Folio A has a right of way over the land in Folio B - the right is an easement in Folio B. It must always be enjoyed by other land and may not be owned by an individual as such.
Equities - An equity means a right of some sort. Equities are unregistered rights or interests in the property which existed at the time of first registration but which were not investigated fully.
First Registration - This is an application to have the ownership of property registered for the first time.
Folio - When title or ownership is registered in the Land Registry
all relevant details concerning the property and its ownership are entered on
documents known as Folios. These form the registers maintained in the Land Registry.
Property that is registered at the Land Registry is known as registered land as every
transaction on a property is registered on a folio. The folio is guaranteed by the
State to be a confirmed record of the title to the property to which it refers.
A folio is a document which describes:
Freehold - Freehold is the right in a property to hold it with a perpetual right. In freehold right there is no limit of time to hold the property as is the case of leasehold property. A freehold property lies with the title holder unless he/she transfers it of his/her own accord. Freehold Folios are represented by the colour red on the map and usually have an "F" after the number except in case of older folios.
Gazatteer - Geographical reference book - a dictionary or index of places, usually with descriptive or statistical information.
GeoDirectory - The GeoDirectory, jointly produced by An Post and OSi provides a complete database of every building in the Republic of Ireland. There are approximately 1.5 million building records contained in the GeoDirectory, which includes information such as postal address, building usage (commercial or residential), a unique eight digit identity number and coordinate values. The Land Registry is deploying the GeoDirectory database as a gazetteer to its new digital map record.
Land Register - Record of property ownership and rights affecting land.
Layers - Map features or objects are usually organised onto different layers for organisational purposes and for ease of drawing, viewing and editing. Layers often can be named and have default colours and line types associated with them. CAD and GIS packages use layers to separate different map features or objects in order to control the display of those features or objects. This enables different features or objects to be displayed in different colours and to be viewed, edited and manipulated separately.
Leasehold - When property is "Let" to someone for a fixed period of time it is said to be leased. The person who has purchased it is called the lessee and the landlord is called the lessor. A lease can be for very long periods. It differs from the freehold property to the extent that it is returnable after the expiry of the period. Folios are currently only opened for leases that are for a term of 21 years or more (from date of lodgement) and that lease is registered as a burden on the freehold folio. Leasehold Folios have an "L" after the number and are represented on the map by green hatching.
Legends and Symbols on Land Registry Maps - Please refer to the Map Legend above for a guide to legends and symbols.
Multi Storey Building Marker - MSB marker (the aqua blue square circled in dark blue) provides a link to registration details in multi-occupancy properties. The MSB marker returns information to you in the form of a tree structure with the Development name, the Building/Block name or number, the floor levels within the building/block, and each of the units folio numbers where registered.
Ortho-photography - An orthophoto or orthophotograph is an aerial photograph geometrically corrected such that the scale is uniform: the photo has the same lack of distortion as a map. Unlike an uncorrected aerial photograph, an orthophotograph can be used to measure true distances, because it is an accurate representation of the Earth's surface, having been adjusted for topographic relief, lens distortion and camera tilt.
OSi - Ordnance Survey Ireland, the national Mapping agency for Ireland.
Plan - The term Plan is used in the Land Registry to denote an individual registered Land Parcel or polygon.
Possessory - When a folio is subject to equities, the title or ownership is said to be possessory. When these equities have been investigated or are more than 30 years old, they may be cancelled and the title is then said to be absolute. See equities.
Registered Land - Land which is registered in the Land Registry.
Right of Way - The legal right, established by usage or grant, to pass along a specific route through grounds or property belonging to another. Registered rights-of-way will be represented on the map in yellow.
Sub-Leasehold - A lease of property/land made by a person who is himself a lessee or tenant of that property/land. Subleasehold properties are represented on the map by purple hatching.
Subsidiary Folio - This is a folio of the subsidiary register. Subsidiary folios have an 'S' after the number and are represented on the map by blue hatching.
Subsidiary Register - The ownership of certain intangible rights over anothers lands, which are inheritable but not attached to the land of the person with the rights, may be registered on the subsidiary register. Such rights may include grazing or sporting or fishing rights. In addition to these rights, which are referred to as "incorporeal hereditaments held in gross", the ownership of a lease of such rights; or the ownership of any charge (mortgage) or judgment mortgage, which is already registered as a burden on a freehold or leasehold or another subsidiary folio, may be registered on a folio of the subsidiary register.
Title - The quality of ownership. Absolute title indicates that no other person has a better right to the property.
Transfer - A deed which transfers registered property from one owner to a new owner.
Unregistered Land - Land which has not been registered in the Land Registry. The existence of deeds in relation to such property may be recorded in the Registry of Deeds. There is no statutory requirement to register a document but failure to do so may result in a loss of priority. The effect of registration is generally to govern priorities between documents dealing with the same piece of land. Unregistered land is represented by the unshaded areas in the map layers.
Wayleave - A wayleave is where a person has consent to go on a property to access pipes etc. It differs from a right of way as it is not Point A to Point B but is over an area which is usually shaded e.g. a field or part of.
